How to Stage Your Boston Home to Sell Fast!



Have you been keeping up with news in the Boston Real Estate market? We’ve been dealing with a buyer’s market for some time now, but slowly, factors are turning in favor of Boston home sellers!
If you’ve been putting off selling your Boston home, it might be time to reconsider. The National Association of Realtors reported that time on the market is continuing to decline, with more homes being sold in less than a month and 58 percent of homes sold within three months!

Zillow also recently reported that home prices have reached bottom and are now on the rise. To back them up, home prices increased for two straight months in a row!

  1. Boost curb appeal! We’ve talked about this one before, but it’s always a good reminder! Your exterior is the first thing potential homebuyers see when they drive by, and in the summer, it’s especially important to take advantage of the lush, green season! Power wash the siding, plant flowers, mow the lawn, repaint and draw attention to the front porch with a door hanging, flower pots or a welcome mat.
  2. Declutter! If there were ever a phrase that home sellers get sick of hearing, it’s this one. But it’s so important. As Boston homeowners, we’re probably all guilty of keeping too much stuff. Homebuyers don’t want to see it. If you have to rent offsite storage, do it. Clean out closets, cabinets, floor space and counter space. Wherever there is potential for open space, get rid of the clutter there. You want the home to look like a model home.
  3. Clean! Once the clutter is gone, clean everything until it sparkles. Repaint walls, polish wood surfaces, get carpets professionally cleaned, wash windows, cabinets and counters, dust every nook and cranny and scrub stains. Hire professionals if needed. This is the simplest, yet most dire step!
  4. Depersonalize. Selling your home isn’t about showing off the personal style you used to decorate this home. It’s about keeping the home neutral and allowing the potential homebuyers to imagine their own personal style. Don’t worry, you can personalize your new home! In the meantime, paint your walls neutral and replace family photos with decorative wall hangings or tabletop vases.
  5. Rearrange your furniture. You need to find a way to make the room look large and wide open, but also inviting and cozy. For example, in the living room, Fox News explains that symmetrical arrangements work well. Pulling furniture off the walls creates a social, conversation area. However, you don’t want it to look crammed, so some pieces might have to go.
  6. Open the closets. Don’t think that potential homebuyers won’t look in the closets. We all care about closet space in our homes! Break away from the home-selling pack by making those closets look impeccable, and then leaving the doors open. Fox News suggests having 20 to 30 percent open space in each closet. If that means getting rid of a lot of your close storage, so be it.
  7. Spruce up those bonus rooms! Even if you’ve used that spare room as a storage space or a messy toy room, it’s time to clean it and stage it for homebuyers. What do you think your target market would want to see? Whether you borrow furniture from friends, rent some or buy inexpensive pieces, make each room have a defined purpose, such as an office, a kids room or a guest room.
